If you are about to renew, it is natural that you will come across some kind of “unknown terminology”, the kind that makes you frown. In the end,architectsand contractors tend to adopt a technical language, typical of the profession, that only they seem to understand. And in the midst of so much technicality, who doesn't feel lost? – Draft

The main objective of the preliminary project is to describe and explain the architectural solutions planned for the space. From there, the customer chooses how to renew theircommercial space, according to your personal style and taste.

Here, the size of the space, the harmonization of the location, the functional requirements of the activity and the aesthetic requirements of the sector are aspects that must be taken into consideration. As the name suggests, it precedes the execution project and – after approval by the client – ​​goes for licensing at the City Council and other entities involved in the process.

– Turnkey

“Turnkey” refers to a process ofconstruction or rehabilitationfull. A process where renewing means entrusting all phases and stages of the process to the entity that commits to fulfilling them. The process is only completed when the space is “technically ready to open”, with absolutely everything you need to work.

– Sketches

Also nicknamed “sketch”, a sketch refers to the first draft of the project. Essentially, this is a quick way for the architect to present the client with the solution they have in mind for a given space.

Although it may contain a provisional list ofcolorsor materials, a sketch implies the free drawing of first ideas, without rigid measurements or precision. The word “croquis” is a foreign word, of French origin, which, in the Camões language, has “exactly the same meaning” as the masculine names “esboço” or “rascunho”.

– Survey

In the survey phase, technical information relating to the building is collected and analyzed, “without checking non-apparent structures and systems”. The data collected is transcribed into a blueprint that serves as a starting point for the proposal.

– Licensing

Licensing is a legal procedure that consists of submitting the architectural project and specialties to the City Council and other external entities. Only after obtaining your opinion, it is possible to make the request forconstruction permitand start renewing.

– Descriptive Memory

The descriptive memory is the basis of the project. It describes all its characteristics. From the principles that support the intervention, to the technical aspects that guarantee its profitability. Essentially, the descriptive memory is a proposal that serves as a guide for the renovation, from defining the concept to the final finish.

– Execution Project

The execution project refers to the last stage of thearchitecture. Therefore, it must respect the levels of rigor inherent to the execution of work, ensuring the correct description of all stages and elements involved in the process.
